The best EV charger for a rental property
A charger a stranger will use unsupervised has a different job from one in your own garage. Durability and simplicity beat features.

A charger at a rental faces a different set of problems from one at home: it gets used by people who have never seen it before, it is unsupervised, it may live outdoors, and nobody but you cares if the cable ends up on the ground.
So the priorities invert. Durability and obvious operation matter more than peak amperage. A guest charging at 32 amps overnight has a full car by morning; a guest who cannot work out your app has a bad review in hand.

What matters, in order
- A metal, weather-rated enclosure. It will be knocked, left in the rain and treated as furniture. NEMA 4 or IP67 in a cast case is the right answer.
- Operation with no account. If a guest has to download an app and create an account to charge, some fraction of them will not, and you will hear about it.
- A long cable. You do not control how they park. Twenty-four or twenty-five feet removes an entire category of complaint.
- A visible holster. Give the connector an obvious home and most people will use it.
- Energy monitoring, if you want to know what guest charging is costing you. This is the one genuine argument for a connected unit here.
Should you charge guests for electricity?
That is a business decision, not a technical one, but the technical part is worth knowing: consumer home chargers are not revenue-grade metering devices, and billing guests based on a home charger's app reading is not the same as billing from a certified meter. If you intend to bill precisely, that is a different class of equipment. If you intend to fold a flat amount into the nightly rate, a home charger's energy reporting is plenty good enough to size that number.

2. Long reach outdoors
